Office space in Bristol

The UK’s eighth largest city has long since been known as a focal point for the arts, but it has now firmly established itself as one of the best places to start a new business venture.

Office space in Bristol is increasingly in high demand which has seen the city enjoy large scale investment to accommodate the needs of the thriving business community. The docklands continues to be transformed with new and exciting workspaces, while areas like Temple Meads are benefiting from the development of new premium offices in the heart of the city. 

The mixed-use development at Finzels Reach will also provide an additional 300,000 square foot of new office space in close proximity to Temple Meads Station. Aztec West sciences and business park is a long-standing success story, which is home to over 150 companies, with additional land primed for development to welcome newcomers.

Since launching in 2012, the Enterprise Zone has welcomed thousands of new workers and over 350 businesses, with the local council aiming to create 22,000 new jobs in conjunction with the relaxation of planning rules to entice new businesses to set up operations.

When it comes to transport, Temple Meads Station offers direct access to the capital, while the introduction of a new £200m citywide MetroBus scheme was completed in early 2019. When you include the £21m being used to improve local roads and bridges, Bristol is putting all of the right infrastructure in place to ensure it continues to grow.

Bristol has something of an enviable position amongst cities in the southwest, in that London can be reached in under two hours, while the north of the country is easily accessible by the intersection of the M4 and M5 just outside of the city. Network Rail’s electrification of the Great Western line will eventually shorten the travel time to London down to as little as 80 minutes.

To the southwest of the city is Bristol Airport, keeping local businesses connected to their international customers. Combined with the ease of access provided to other parts of the country by rail and road, building a wider commercial network in Bristol is made simple.

 

Economy

Traditionally the local economy relied heavily on trade via the Port of Bristol, and while it is still recognised as one of the largest importers of cars into the UK today, a number of key industries now thrive in the city. Bristol has the sixth highest per capita GDP in the UK and its continued redevelopment has seen it firmly established as the ‘capital of the southwest’.

It is estimated that around 12 million tonnes of cargo pass through the port every year, with a particular focus on wine, spirits and tobacco. The aerospace and advanced engineering sector is valued at around £7bn, providing around 100,000 jobs and is home to the Defence Equipment and Support, the procurement agency of the Ministry of Defence.

Bristol’s tech cluster continues to expand, along with the financial services and environmental sectors and it also hosts one of the largest legal centres outside of London. The flourishing economy is also enjoying increased interest from overseas, with 58% of investments in industrial properties in 2018 coming from foreign companies.

 

Which businesses operate in Bristol?

While the vast majority of businesses operate in and around Bristol’s city centre, local neighbourhoods such as Clifton and Broadmead are home to some of the area’s most important commercial operations.

The area in and around Temple Meads in the city centre is highly sought after due to its close proximity to the main British Rail station. Nearby is the Temple Quay business district, which positions companies close to the nearby harbour. Some of the largest brands working in the finance, IT and professional services sectors can be found here.

Broadmead is known for its many retail sites, which includes the likes of the Cabot Circus retail development, the Galleries Shopping Centre and The Arcade. Restaurants, bars and hotels are central to the local tourism economy, while commercial office space and leisure facilities can also be found nearby.

The world famous Aardman Studios are located in Clifton, which sits at the heart of the city’s creative hub. As a mixed residential and commercial district it’s ideal for anyone looking to live close by to their place of work. Slightly further out on the outskirts of the city is where you’ll find the science, automotive and aerospace industry parks.
