Belgravia, Victoria, Kensington and Knightsbridge cover some of the most expensive postcodes in London. These aren’t areas you move to for a bargain on your office rent. You come here because the address matters to your clients, your partners, or the type of business you’re running.
The area stretches from Victoria Station in the east through Belgravia and Knightsbridge to Kensington in the west, with Hyde Park along the northern edge. Transport options are good across the whole stretch, and you’re never more than a few minutes’ walk from a Tube station.
Belgravia is centred on Belgrave Square and Eaton Square, and much of the area is still part of the Grosvenor Estate, owned by the Duke of Westminster’s family since the 1820s. The buildings are mostly white stucco Georgian and Victorian townhouses. After the Second World War, many were converted for commercial use, and a large number now house embassies (Spain, Norway, Serbia and Belgium all have theirs on Belgrave Square), professional institutions and charity headquarters. Office space here tends to be in smaller, self-contained suites within period buildings rather than large open-plan floors.
Knightsbridge runs along the northern edge, with Harrods and Harvey Nichols as the anchor retail names and Hyde Park directly opposite. Office space here overlooks the park on one side and Belgravia on the other. The area attracts finance firms, wealth management businesses and international companies that want a recognised London address without being in the City.
Victoria sits to the east and is the transport hub for the whole area. Over 70 million people pass through Victoria Station each year, and Gatwick Airport is 30 minutes away on the express. The office market here is more developed than Belgravia’s, with modern commercial buildings along Victoria Street and around Eccleston Yards, alongside period properties on Buckingham Palace Road.
Kensington and South Kensington stretch to the west. High Street Kensington is the commercial centre, with a growing number of serviced office buildings close to the station. South Kensington is quieter and more residential, but the Natural History Museum, the V&A and the Science Museum bring significant footfall, and the SW7 postcode attracts luxury brands, cultural organisations and international businesses.
The businesses across these four areas tend to have a few things in common. They’re often international, they deal with high-value clients, and the office address is part of how they present themselves. Wealth management, private equity, family offices, luxury retail, international trade and diplomatic services all have a strong presence.
Belgravia and Knightsbridge in particular attract businesses from the Middle East, Asia and Europe that want a Central London base with a premium SW1 address. The concentration of embassies on and around Belgrave Square means there’s a natural pull for companies working in international affairs, diplomacy and cross-border trade.
Kensington adds a different dimension. The museum quarter in South Kensington, the Design Museum near Holland Park, and the proximity to Imperial College all bring in organisations connected to education, arts, science and design. It’s less corporate than Knightsbridge and more varied than Belgravia.
Serviced offices are available across the area, though the options are more limited than in somewhere like the City or Holborn. Belgravia has restrictions on commercial conversions, so the supply of office space is tighter and certain buildings have waiting lists. Knightsbridge and Kensington have more availability, especially along the main commercial streets.
You’ll pay a premium here compared to most other parts of London. But the all-inclusive serviced model softens that somewhat, because the headline rate covers everything and there are no hidden costs on top. For businesses where the address genuinely drives revenue (whether through client confidence, deal-making or international credibility), the rent usually makes commercial sense.
Transport works well across the whole area. Victoria is one of the UK’s busiest stations and connects to Gatwick, the South East and three Tube lines. Knightsbridge and Hyde Park Corner are both on the Piccadilly line. South Kensington gives you the Piccadilly, Circle and District lines. High Street Kensington adds the Circle and District. You can reach Heathrow in about 45 minutes from most points here, which matters if your business has international clients coming through regularly.
