Office space in Leeds

With a population of approximately 500,000 people, Leeds is the beating heart of West Yorkshire, serving as one of the UK’s largest cities. Known for its thriving student community and high rates of employment, Leeds looks set to benefit further from an expected boom in flexible office space over the next few years.

The flexible office space market has risen over the past few years in Leeds and is set to almost double by 2023. From hot desks and co-working spaces, to serviced offices and managed offices, flexible office space in Leeds is becoming a far more popular choice due to the budgetary control it offers to business owners.

Across the city landlords are improving their facilities with the introduction of desks and meeting rooms, along with data cabling that is ready for use upon moving in. This modernisation is in contrast to many buildings that would previously put the onus on the occupier to oversee the fit out.

While the centre of Leeds is the focus for much of the city’s business activity, companies wanting to set up new operations can choose between working in Leeds Central, or further out on the outskirts.

Compared to London, Leeds is able to offer more attractive rental prices, while businesses benefit from the strong transport links that keep them connected to customers both internationally and domestically.

Leeds city centre is contained by the Inner Ring Road, while also being connected to the M1, A62 and A1(M). Located 7 miles from the city centre, Leeds Bradford International Airport offers flights into all of the main European cities, taking just over 30 minutes to arrive in London.

In terms of trains, Leeds City Station ensures direct access to mainline stations right across the UK. Travelling down to London takes approximately 2 hours and 20 minutes. A new High Speed 2 station is being proposed to integrate with the existing station, which would eventually welcome more passengers than Gatwick.

 

Economy

The economic strength of Leeds can be seen in consistently high rates of employment and ongoing investment into the city. As of June 2019, this equated to just under 75% of people aged between 16 to 64-years-old being in work, totalling 383,800 people.

This will become even more apparent with the planned regeneration of the South Bank area of Leeds. It will ensure the biggest changes made to the city in over 100 years.

253 hectares of land is set to be regenerated south of the River Aire, which will double the size of the city centre. This will produce over 35,000 jobs and more than 8,000 new homes, alongside a multitude of new shops, cafés, restaurants and green spaces. In total it will be one of the biggest regeneration projects undertaken anywhere in Europe.

The manufacturing sector is the third largest in the UK, accounting for around 1,800 companies and just under 40,000 employees. In total this makes up as much as 8.8% of total employment within Leeds. The largest contributing sub-sectors responsible for this includes printing and publishing, engineering, chemicals and food and drink.

Tourism also plays a big role in the local economy, thanks to popular attractions such as Harewood House and Gardens and the Henry Moore Institute. This in turn supports an estimated 20,000 full-time professional roles.

 

Which business operate in Leeds?

Much of the commercial activity in Leeds takes place in and around the city centre, with Leeds Central split into a number of different industry-specific sections.

The Civic Quarter is home to the law sector – which is one of the largest in the UK – and is located close by to city courts. The Financial Quarter hosts some of the most renowned names in banking, investing and insurance, while the Shopping Quarter features a number of large retail centres complemented by international brands and independent shop owners. The Skyscraper Quarter is where you’ll find the vast majority of the city’s commercial high rises.

Other areas of note include Pudsey, which is located about four miles west of Leeds city centre. There are a variety of business parks here, most notably Grangefield Industrial Estate, which mixes together commercial, industrial and office space.

Beeston can be found two miles south of the city centre. Leeds City West Business Park stands out here and generally many of the office spaces are either refurbished or newly built and modern in design. White Rose Shopping Centre is also located here, as is Leeds United Football Club.
