Chancery Lane, Holborn, Farringdon and Clerkenwell form what’s commonly referred to as London’s Midtown. It’s the strip between the West End and the City, and one of the few parts of Central London where you’ll find law firms, architecture studios, tech companies and global corporates all within a 10-minute walk of each other.

Transport is strong whichever end you’re at. Farringdon became a major interchange when the Elizabeth line opened in 2022, and over 150 trains per hour now pass through at peak times. Chancery Lane sits on the Central line, Holborn gives you both the Central and Piccadilly lines, and City Thameslink runs through the middle of it all.

Chancery Lane itself runs along the western edge of the City. Lincoln’s Inn and Gray’s Inn are both here, and the Royal Courts of Justice sit at the southern end on the Strand. The street and its surroundings have been the centre of London’s legal profession for centuries, and that hasn’t changed. If your business is in law or anything connected to it, the address carries weight.

Move north along Gray’s Inn Road and you’re into Holborn proper. High Holborn and Kingsway form the main commercial spine, with large office buildings housing everyone from Amazon at 60 Holborn Viaduct to Sainsbury’s headquarters at 33 Holborn. Deloitte occupies around 485,000 square feet at New Street Square, just off Chancery Lane. The scale of occupiers at this end is noticeably bigger than in the surrounding streets.

Farringdon and Clerkenwell sit to the north and east, and the character shifts. Clerkenwell is known as London’s design quarter and hosts the annual Clerkenwell Design Week, one of the UK’s biggest design festivals. Architecture firms cluster here in converted warehouses and studio spaces along streets like St John Street, Clerkenwell Close and Bowling Green Lane. Zaha Hadid Architects, Allford Hall Monaghan Morris and a string of other well-known practices are all based in the area.

Farringdon has a more mixed feel. The Smithfield Market end is undergoing substantial redevelopment with the new Museum of London site, while the streets around Cowcross Street and Britton Street attract media, creative and tech businesses alongside the restaurants and bars that have made EC1 a destination in its own right.

Midtown Business Environment

What sets this area apart from the City or the West End is the variety. Legal and professional services firms occupy the Chancery Lane and Holborn end, creative and design businesses fill Clerkenwell, and Farringdon picks up a bit of everything. You get corporate headquarters sitting a few streets away from 15-person agencies, and that creates a business environment quite different to somewhere like Canary Wharf or Mayfair.

City, University of London has its campus on Northampton Square in Clerkenwell, and UCL, Birkbeck and several specialist colleges are all in nearby Bloomsbury. That gives the area a large graduate population, and hiring tends to be easier here than in parts of London that are harder to reach by public transport.

For eating and drinking, Leather Lane market runs on weekday lunchtimes and is popular with the office crowd. Exmouth Market near Clerkenwell Green has a good range of independent restaurants and cafes. St John on St John Street is one of London’s best-known restaurants, and the Smithfield area has developed its own food and bar scene over the past few years.

Finding Your Ideal Office in Chancery Lane & Holborn

Serviced offices are the most common option across Midtown. You’ll find them in everything from Grade II listed period buildings on High Holborn to modern blocks at New Street Square and refurbished warehouse conversions in Clerkenwell. The all-inclusive model works well here because the variety of buildings means you can usually find something that fits both your budget and the image you want to project.

Prices range quite a bit. Clerkenwell and Farringdon tend to come in lower, and Holborn and Chancery Lane command higher rates given the proximity to the City and the legal district. But even at the higher end, Midtown is generally cheaper than equivalent space in the West End or the City core.

The Elizabeth line at Farringdon has changed the transport picture since 2022. You can get from Abbey Wood to Farringdon in about 20 minutes, and Heathrow’s a direct connection away. Add in the Central and Piccadilly lines at Holborn, Thameslink north-south services, and the Circle, Hammersmith & City and Metropolitan lines at Farringdon, and there aren’t many parts of London or the Home Counties that can’t reach this area in under an hour.
